Sales & Marketing Manager
GENERAL FUNCTION: Under the general direction of the President, manages the sales and marketing processes within Grace Homes. This position serves as an active manager of the sale's team. Has the personal ability to meet clients, demonstrate and close the sale on new homes.
SPECIFIC RESPONSIBILITIES:
Hire, train, motivate, manage and terminate, when necessary, all sales personnel. This includes managing prospect follow-up efforts.
- Train all sales personnel in the principles of customer service and in recognizing that "good" service often requires a "shocking level of response".
- Communicate and project the Grace Home, "We care" attitude to all customers and employees through all forms of communication (writing, verbal, appearance).
- Monitor the benchmark closing ratio against staff actuals. Ratio depends upon traffic conditions at office.
- Monitors and maintains a computer file of all contracts and their status in the preconstruction process.
- Conducts personnel growth reviews, quarterly, for all sales and marketing personnel.
- Inspects and reports on the maintenance and cleanliness of the model homes.
- Holds one-on-one review sessions (personal accountability theme) with sales agents on a weekly basis.
- Conducts regular sales team meetings. The most important regular agenda items are model scheduling, traffic reporting, prospect status, sales training, change order status and product pricing.
- Places or approves the placement of newspaper and billboard advertisements based upon the marketing plan.
- Ensures point of sale collateral material is maintained and appropriately inventoried.
- Manages sales department's resources, including budget. Process time sheets and monthly commission reports to payroll department per company policy.
- Develops, along with senior management team, the annual marketing plan during the budgeting process.
PREREQUISITES FOR SUCCESS:
- Technical construction knowledge to train sales staff on product understanding, to price special construction options and to understand terminology to assist in communication of field service problems.
- People skills to articulately and professionally handle communication with prospects, customers, employees and vendors.
- Ability to train staff on construction techniques, product and company benefits and features, sales and closing techniques.
- Organizational aptitude to approve and manage the contract package routing and processing.
- Computer aptitude and willingness to learn to track critical path prospecting issues and contacts at pre construction stage.
- Must have understanding and willingness to insist upon prospect follow-up system to ensure efficient and timely sales goals are reached.
ORGANIZATIONAL RELATIONSHIPS:
REPORTS TO: President or Chief Executive or Operations Officer
WORKS WITH: Peer Management Team, Outside Marketing Consultants, Estimating, and office support staff.
SUPERVISES: Manages the sales staff and all model home cleanliness, lawn care and landscaping subcontractors/vendors.
